    So here's the deal, lately I have been having some problems with the girl who I rent from(downstairs of her house). In december when I moved in, she made up a "roommate agreement" contract stating a bunch of random rules... I will post pics of said agreement. Within a week of me living here, she did stuff that was specifically stated in the contract as non permissable. Now, I am moving out. She handed me a bill for 275 dollars. 200 was to cover the rest of the thirty days notice i was supposed to give, other 75 is for random bullshit. Anyways, I need someone to tell me if she can actually use this against me in court if she decided to take me to court for this sum... here is said contract...

      well my camera wont take good enough pics... but basically it is a list of rules, some signatures and a paragraph stating that this is a legal document... Is there any other loopholes? Is there a permit required to rent living space to someone?

            she broke her end of the contract. It wasn't a contract for everyone but her. It was a contract for ALL roomates, it is stated clearly in the contract.

                            If it's an illegal rental property no court will order you to pay any rent due even if your the one who broke the lease. Courts can't enforce an illegal contract.

                            So find out if it's legal to rent out.

                                call the city office and ask for the inspections department i believe.

                                they will answer your questions on whether or not its a valid rental space. if not, there's your answer. if it is, good luck in the rest of your search for answers.

                                  Call the court house or legal services. It's probably registered as a single family dwelling. I'm not sure on the codes on room mates vs rental property. With more then one room mate i think it would have to be a registered as a rental property.

                                    Among other things, there are major tax ramifications concerning rental properties verses single family dwelling. $20 says she's not reporting the "rent" as income.

                                      U said she did stuff that was not allowed by the contract... That means she was in breech of contract for whatever she did...which u could technically sue for, just say you wont do anything bout her breeching if she will let u get by it. I dont think her arguement would hold up in court anyways, cuz how can u sue someone for breeching when u did before them...

                                        You do need evidence to back up what your saying.

                                          I agree with what ppl are saying, just talk to her and tell her that you can part ways where you are at, or if she wants to push the issue, you will have to check to see that her house is zoned rental, and that she reports the rent as income, as well as checking that the contract is valid and that she didn't breech it either. If she is smart, she will likely just let you split where you are at.
