    I am not doing this based off solely trying to bring in a larger crowd, im doing this because i need a lot more space then i currently have, and paying rent is like throwing $$ in the wind. @ the same time being im putting up my own building i get to pick and choose my location. Solely the overall choice will be based off initial land cost. Land on 52nd will not reach $15/sq ft. IDK anywhere in town where it is anywhere even close to that. Biggest kicker of not wanting to be on 52nd right now is that the roads will not be paved until late next year(huge issue), and right now there is nothing around it, so shipping packages(which i do daily), running to get misc parts, etc, would be a 10+ mile trip.

    Perks of the Thunder Road location is its easy access off the interstate, right by 2 notable business's(Flying J and Thunder Road), the 2 roads you see in that picture will be connecting to 42nd st, and the 2 large sections of land south of thunder road they are holding off on waiting for car dealerships to be put in there.

      car dealerships will bring in a lot of "drive bys'' from people browsing...

        Well I would hope that any business expanding or getting a new location would be looking for a 'larger crowd'.... Drive by traffic has helped us a lot and putting yourself back in a corner just seems like a waste of $$. It does have easy access off the interstate but your shop now has that. 13th ave exit, take fiechner north a block and there you are. You had said earlier that the city has some of that area set aside for housing.... don't know how many dealerships will want to be in a small section with housing, just seems like a pipe dream to the land owner... If there is dealerships on the hook, then it may work out well.... Obviously you are looking hard, I just think if you keep looking you would come across something a lot better... There is a reason that the land you are looking at isn't very high priced....

        And $15 sq ft is easily obtained anywhere by old chicago, as one of the owners Robert Leslie has stated, while he was trying to hook us up on a new shop.

          There is a lot of land owned by 1 owner back there that obviously is not put into perspective for you. To you guys these look like little squares. The spots he is holding out on for a dealserip or something of that nature is a total of 254,000sq ft, that just the south side. I can put up a shop on Main Ave, 32nd, 25th, etc. for WELL under $15/sq ft. I could see someone charging $15/sq ft for something w/ a nice building on it but definatly not for just bare land. What you guys dont understand is even w/ the shitty location i have right now i do plenty fine. I do A LOT of online business as well as supply a lot of other dealers w/ product, so technically i could be out in bum fuck nowhere and be fine, but w/ the oppurtunity to pick my location i may as well put it somewhere w/ easy access, and somewhere w/ some necessites near by(parts, shipping, food, etc).

            I may be putting up a second building on the same property just to lease out. From the research for every 1 person that can afford to put up a building there is 12 people looking to rent it. Also the city is now going to require all mobile business to have a permanent location that they work out of. So w/in the next year there is going to be a lot of people looking for shop space for rent, and the biggest kicker in this town is finding a nice larhge space, they don't really even exist right now.

            As of right now everything is still up in the air, nothing is set in stone for a location. But i need to make up my mind soon as they want to start contsructing the structure w/in the next 2-3 weeks before the ground is frozen rock solid.

              I never said nor thought you weren't doing just fine in a bad location now! Just thought it could help expand your business by being more visible... I guess I am wrong. An internet business can survive anywhere, that is very correct!

              BTW, I live in the innovis area, and would like to know for my own knowledge.... Where is a ups/fedex drop point??

                Depends if you want to go direct to them or not. I know there used to be a UPS packing/shipping store on 32nd in that strip mall where Village is in. IDK about Fed Ex, i just go direct to their main place by corwin since its close to me.

                  Only thing I've gotta say is make sure to look hard at possible sound issues. Even though it's that close to interstate (with a lot of noise coming from there), people will still bitch about frequent car noise from a business like that. Do your very best to ensure that you won't be wrapped up in that battle in a year.

                  Have they given any more idea of what could be popping up around that area (are any of the rest of those lots sold that aren't marked as such)? Still possible apartments north?

                    Nick where ever you find a location make sure you build it right the first time...you can never have enough space for lifts, storage, office and showroom....if you do it right you will be set

                          In all honestly 52nd, 42nd are too far for a shop,you need to be where all the traffic is,like somewhere on main,university(south). Cuz when my boss was looking for a shop she made a good point "that no one will travel to far south,north or west" Basicly you need to find a spot smack dap in the middle of fargo

                            you gotta understand the town is growing south...when was the last time you were out to osgood or 52nd ave? there is a lot of shit going out over there...a new hornbachers, walmart(once they win the battle), strip mall...it may be just a tad bit far at the moment(not for people that really like your shop/service :)) but what you gotta realize is fargo is not a small town anymore...the commuting distances are getting longer and we just gotta deal with it...not everything is gonna be in our backyard anymore...we are becoming a big city...whether or not you like it...and 52nd and 42nd will be where the traffic in the VERY NEAR future...

                              I would assume people in need of what he has to offer will not mind traveling that distance. Take into consideration the type of market he is in. He has already stated before he deals more than just with the local market.

                                      Right now im still unsure of the location. The 1st realator was really dragging ass and didn't get anything done for me as we were scheduled to start building 1st week in december but the realator couldn't lock anything down for me. So im working w/ a new guy now and seeing what else is available.
