U said she did stuff that was not allowed by the contract... That means she was in breech of contract for whatever she did...which u could technically sue for, just say you wont do anything bout her breeching if she will let u get by it. I dont think her arguement would hold up in court anyways, cuz how can u sue someone for breeching when u did before them...

I couldn't read the contract but how is he going to prove she breached it?

I agree with what ppl are saying, just talk to her and tell her that you can part ways where you are at, or if she wants to push the issue, you will have to check to see that her house is zoned rental, and that she reports the rent as income, as well as checking that the contract is valid and that she didn't breech it either. If she is smart, she will likely just let you split where you are at.

And what trevor said was a good point... not reporting income and not paying taxes on it = tax evasion = ur fucked, lol... government doesnt like ppl cheating them outa money

You could tell her that it will cost her way more than $275 to get $275 out of you via the legal system, and that all kinds of interesting "facts" about the legality of her dealings will come up during the discovery process.
You should pay her $75 or whatever and agree to part ways.

Funny thing is I'm know a girl by that name, I won't say a word though.
Unless that contract was written by a lawyer I'm sure any half decent one would be able to prove that it is illegal. Check to see if its rental property, if not tell her that to pursue this any more would only waste everyones time and money.

^^^agreed. IIRC, in order for a freehand document/contract/whatever to be legal, it needs to be notarized by someone authorized by the state or it is technically not a legal document and should not be considered in a court case.

Highly doubt she'd take you to court over $275. Besides its not a rental property. She owns the house, and did YOU a favor by letting you live there. Also, just because it isnt stamped by a notary public doesnt mean its not a legal document. It's still a contract, which by the looks of it has atleast 2 other witnesses that also signed the same contract. And unless those other people are having the same problems with her, then you would be screwed if she were to take you to court.
But then again with how the court system works, you would go to court, lose, you'd be required to pay her back, and they would let you decide on how and when you would want to pay her back.
I'd tell her you'd give her half the money and see if she'd take that or the whole ammt. Its only $275.

Its a two way street, I had rented one of my houses out and they signed the lease then the next day decided not to rent it, then in order to me to be able to re-rent it they had to sign off on it.I personally would not take anybody to court for that kind of money it would be a waste of time.I would put my effort into re-renting it.
