      Ok, I was mistaken - I thought it was a longer waiting period..

      Kyner and local agents say homeowners shouldn’t delay buying flood insurance, because policies have a 30-day waiting period before they take effect.

      so NOW is the time to buy it.

        I believe it is a 30 day waiting period. There are two exceptions to that 30 day period that I know of. One is if you just purchased the home and it IS required to carry it or your area has just put into a flood plain.

          My dad put flood insurance on his house last year. It is a 30 day waiting period. The cost depends on what level of the floodplain your house is on I believe.

            Just for the sake of knowing, what is the 'on/off 30 day insurance' bit cost (roughly) $500? $5000?

            I understand depending on the homes value and location makes a difference, but I am curious if it is typically 'affordable' for the average middle class family, or something that is a 'major expense'?

              Jason, you are in West Port Beach right? IMO you will be fine, the diversion is fail safe to the west of you. No one out in this area even bothered sandbagging their lots last year as a whole shitload of things woulda had to go wrong (like everything...think needing an ark and 2 of each animal) before our section of town would have went under.

                Oh yeah, I am not concerned with my house, I am strictly wondering for those that I helped bag last year. I was left feeling like they were either a) idiots (maybe harsh, but you live by the river, but wait til the LAST minute for insurance), or b) waiting for the last minute because it is a MAJOR expense that is difficult to have unless immediately necessary

                Not looking to dig into anyone personal finances, just looking to see if it is uber expensive....

                  Last year my flood insurance took 30 days to kick in, and it cost right around $300 for a year. Just for peace of mind I might be doing it again this year.
