off of 52 ave would be a good bet a couple years down the road. theyre planning to widen 52 to 2 lanes each way and there were plans (dont know if theyre still planning to do it) to build a walmart and a small strip mall.

Only downfall right now is 52nd is a bit out of the way and the frontage roads are not paved and wont be for another year or so which is a big issue.

on topic tho....somewhere near the interstate would be great, i live in minot, and i couldn't find my way around fargo if you gave me the navigation system out of a new cadillac....and im pretty sure there are others like me

52nd Avenue South is pretty damn far south, but I do have to agree that it will be a very nice area in the next couple of years. I have friends that live that far south by University so I make the drive there fairly frequently. If you bought land facing I-29, a big colorful sign would help quite a bit for pulling in customers. Then again, advertising that it's next to Thunder Road would probably take care of that.

i think down on 45th..and on Amber Valley Parkway Rd. Would be a good place...there is a big lot open there next to pracs too....

I can help you around town man. Just gotta call me up if you ever come, although im sure i ouwld know when you would be coming to begin with.Also I say by thunder road is a good spot. Its easy to get to. Not much for people to complain about when dynoing, etc...have flyin j right there for munchies and what not when there are dyno days or whatever going on there.

Met w/ the realator today, the property im currently interested in would be 3002 39th St S, it's right on the corner of the right hand turn you make to go east to Thunder Road. Also found out some not so enthusing information that the property just the North they for some stupid reason zoned for multi family housing and they plan to put apartment or townhomes/condo's there. When that may happen idk but it posed an issue for noise, so we'd be looking to shoot all our garage doors facing the south so the noise would be projected the opposite direction. Im meeting w/ the private owner of the property next week to get some finals details before i make any final decisions.

..... Still off the beaten path.... People are going to have to look for it, and you already have that where you are at now.... At least out on 52nd you would have a chance of getting in on prime land before it is $15 sq ft... People would have to drive a little ways, but if you have a reputable business that has good customer service people will drive the extra few miles.... look at fleet farm...
IMO that location does nothing to help encourage a larger crowd into your shop and would be a waste of money.

I am not doing this based off solely trying to bring in a larger crowd, im doing this because i need a lot more space then i currently have, and paying rent is like throwing $$ in the wind. @ the same time being im putting up my own building i get to pick and choose my location. Solely the overall choice will be based off initial land cost. Land on 52nd will not reach $15/sq ft. IDK anywhere in town where it is anywhere even close to that. Biggest kicker of not wanting to be on 52nd right now is that the roads will not be paved until late next year(huge issue), and right now there is nothing around it, so shipping packages(which i do daily), running to get misc parts, etc, would be a 10+ mile trip.
Perks of the Thunder Road location is its easy access off the interstate, right by 2 notable business's(Flying J and Thunder Road), the 2 roads you see in that picture will be connecting to 42nd st, and the 2 large sections of land south of thunder road they are holding off on waiting for car dealerships to be put in there.
